Terms, Bookings and Arrival

Terms and Conditions - What’s included?

All cottage prices are fully inclusive of gas & electricity. We provide bed linen, duvets and pillows and towels. Please bring beach towels. Cot linen can be supplied. Welcome packs are provided for your arrival with tea, coffee, milk, cake and fresh seasonal flowers or plants. A cot and high chair are available, if required. Each cottage has use of garden furniture and BBQ.

Booking and arrival

Our cottages are available to let all year. Short breaks are available out of the main summer holiday season. Cottages are available from 4 pm on the day of arrival and it is helpful if the cottage is available for cleaning by 10 am on the day of departure please.  If you don’t want to use the booking web site, telephone or e-mail bookings can be taken provisionally to book your cottage and we ask you to send written confirmation, in order to secure the reservation within 7 working days, together with a non-refundable deposit of 20% of the total booking costs for each week booked please. Final payment is required 8 weeks before your holiday starts.

We are delighted that we have visitors from out of the UK, and payment should be made in pounds sterling. The Clearing House Automated Payment System (CHAPS) or local country equivalent is the preferred form of payment in this case. This is an electronic, bank to bank payment system that guarantees same-day payment of cleared funds in the UK. Other bank transfers for foreign banks can incur bank charges which sometimes have to be paid by the cottage owners on receipt of funds. In this case these fees are payable by our visitors to the cottage owners on arrival. As the charges can vary from bank to bank and from currency to currency the cottage owners will provide an invoice for payment and evidence of the charges incurred to the visitor on arrival.

And.... Just a few do’s and don’ts!

The cottages are for non-smokers please.
Well-behaved dogs are very welcome for a small additional charge of £10 per dog per week, however, please don’t leave them unattended at the cottages, and not on the sofas and chairs please! Also, please don’t allow your dog to use the garden as a toilet, so that children using it are always safe.

We recommend that you take out holiday insurance to cover the risk of cancellation. We will always refund rent if we can re-let the cottage(s); however, if we can’t, we will not be able to make refunds for cancellations within eight weeks of arrival.

We are not able to accept liability for any personal injury or theft during the period of your stay.

If, for any reason, a cottage is not available on the day, a full refund will be provided; however, we are not able to refund more than the price of the rental. Our guests are responsible for any breakages and/or damage to the property that may occur during the holiday and are responsible for:

  • Keeping the property in good condition.
  • Making any complaints directly to the owner immediately the problem arises, so that it can be solved as quickly as possible.
  • Providing the owner with the right of access, if required.
  • Whilst every effort has been made to ensure the web site and brochure is accurate, the owners are not able to accept any liability for errors or omissions.
